Every lease I have ever signed has stated that the deposit can not be substituted for rent.
Big deal. I have done this every single time and I have never had a landlord say one single word in protest.

To be fair, I have also always been a good tenant and have never damaged a place I lived in.

they can't evict you in the two months at the end (it takes longer) so really they can't do anything to you. it also prevents them from fucking you on some bogus cleaning or repaint charge when you leave it spotless.

but if there is legit damage you need to pay it when presented with the bill

The owner of the building my roommates and I lease, is selling the house. The realtor is claiming he has landlord rights and is demanding a key so he can come and go as he pleases and bring anyone by at any time without having to make an appointment with us.

Is there any law that allows him to do this, or can we simply tell him to fuck off and he will have to make appointments to show the place. :flip:

He let our neighbors in last time and they weren't even interested in buying the place.
